My Real Estate Agent Won't Look At Homes That Are Pending, Is This ...

Q: I?m looking for a home to buy in California. I have a great Real Estate Agent, however right now the properties I?m currently interested in are the homes that are pending. I have been looking for property for more than a year now, and in my findings it seems that escrows fall through quite often, and the property ends up back on the market. She says, ?don?t even bother with pending homes.? She won?t even look at them. Is this because as a Real Estate Agent she doesn?t won?t to impinge on another Agent who may be trying to close the deal. My problem is if the escrow does fall through then the next person in line is the ?back up offer,? but if my agent won?t even look at the property in escrow, how can I put in back up offer? My question is this: Is it normal for my Real Estate Agent to refuse to go look at properties that are currently pending? Should I find a more aggressive agent?

A: In some instances when a property is pending, the actual seller/owner may reject the continued showing of their property once there is an accepted offer. The agent can not show a property unless the seller/owner gives them permission.

You need to express your concerns to your agent and you and your agent discuss a plan of action. You might also want to revisit your reaction time regarding properties you visit. Are you taking too much time to make a decision once you find a home you have a strong interest in?

A: Normally, if a home is pending, its just waiting to close. So, it?s sold. If it doesn?t go through, they can recall on back up offers, if any were taken.
