Social Media 101 for Real Estate: What You Need to Know ...

While it?s always hard to see summer near its end, the lifelong student in us can?t help but get a little giddy for August. This back-to-school month conjures images of beginnings: a new school year, fresh supplies and jumping back into learning after a relaxing summer. ?As a real estate agent, it?s important to continually learn the best ways social media can help your real estate business. We have put together a Social Media 101 guide for you to use as a resource as you take the steps to implement a new real estate social media strategy.

Instagram ? This social site/photo-editing app is an excellent way to transform amateur snapshots into professional looking works of art, thanks to Instagram?s filter function. Use the ?Inkwell? filter to photograph modern houses with clean lines; use the ?1977? filter to snap photos of lake houses or beach town listings; use the ?Toaster? filter to create a sunny day in your photos. Expand your Instagram presence by adding photos from around your local real estate markets, so your Instagram followers (and potential clients) can get a glimpse into your various neighborhoods.

Facebook ? A social networking service and website, Facebook is an excellent platform to engage with potential clients. Make an effort to post timely local real estate news and neighborhood updates. Determine a set number of clients you want to engage with daily (start with 5 to 10) by Liking and commenting on their posts, to develop an online rapport that can develop into an offline relationship.

YouTube ? This video-sharing site lets users upload, view and share videos. Create your own YouTube channel so your clients and potential clients can ?meet? you and your listings. Film a video of you introducing yourself to your audience (aka potential clients) with your mission statement, client goals and areas of expertise. Create neighborhood tour videos of your real estate markets; video tours of your home listings; and education videos for clients such as a ?first-time homebuyer tips? video, or a ?staging tips for home sellers? video.

Pinterest ? Pinterest is a pinboard-style social photo sharing website. Establish a Pinterest account for your real estate business and use it as a resource to provide to your clients. Create boards such as: home decorating boards (kitchens, bathrooms, backyards); home sale preparation boards (staging tips, curb appeal tips, cleaning tips); and city resource boards (local restaurants, repair services, stores). The possibilities are endless!

Twitter ? Getting your message across in 140 characters can be challenging, but once mastered this online social networking service can help you position yourself as your local real estate market?s expert. Create Google Alerts on your local neighborhoods to stay up to date on local news and use Twitter as your platform to immediately Tweet back to your clients.
